Job Title: Asset Management Analyst I

Department: Asset Management Location: Central Office Reports To: Senior Asset Manager or Asset Manager FLSA Status: Non-exempt Last Updated: November 16, 2023 POSITION SUMMARY The Asset Management Analyst I will support Asset Manager or Senior Asset Manager and is responsible for an assigned portfolio.
The Analyst is responsible for reporting, replacement reserve reimbursements and the property tax exemption functions within Asset Management and supports special projects including, but not limited to, commercial tenant relations management, buyout and refinancing due diligence, and managing relationships with regulatory agencies.
The Analyst will support asset management department to monitor, track and report on the aforementioned functions, and will ensure that deliverables are executed timely.
ESSENTIAL DUTIES AND RESPONSIBILITIES • Responsible for administrative support and reporting functions for the Asset Management department.
Work with immediate Supervisor and other Asset Management leadership to adjust team duties, as needed.
• Responsible for the preparation and submittal of various reports, certifications, forms and other requests to governmental agencies, lenders, and investors in accordance with applicable regulatory and funding agreements as required.
Monitor correspondence and follow up, as needed.
Use stakeholder- designated methods including e-mail, upload to their portals, data entry through their websites, etc.
• Assist with creating, maintaining and implementing reporting schedules and trackers of all lender, investor, and regulatory agency requirements.
Assist as needed with permanent document storage for acquired properties in designated location in shared drive or other Eden databases.
Update schedules and trackers for new construction, acquisitions, and rehabilitated properties as needed.
• Research partnership agreements, financing documents, regulatory agreements, tax returns and other source documents under the Supervision of Senior Asset Manager or Asset Manager, as needed.
• Support supervisor and other leadership with commercial rent collections and provide customer service to the commercial tenants of the portfolio, as assigned.
• Support Senior Asset Manager or Asset Manager to ensure surplus cash distributions are processed correctly and on a timely basis for assigned portfolio.
• Support due diligence needs with various finance closings for limited partners, including buyouts, refinance, permanent finance conversions.
• Support Senior Asset Manager or Asset Manager, and other leadership in completing various reoccurring and ad hoc analytical and/or portfolio research needs as directed, and under supervision.
• Support Senior Asset Managers or Asset Managers to prepare financial analysis, monitor budget to actual variances, including trending and forecasting and providing analytical support to financial questions regarding assigned portfolio.
• Complete the data validation and entries to the database used by Asset Management department.
• Responsible for Replacement Reserve reimbursement processes to ensure proper processing is achieved and take corrective action and explore process improvements where needed.
• Under supervision, Responsible for filing all first filing and annual filings for property tax exemption and necessary documentation for assigned portfolio with the State BOE and respective counties in which the properties are located.
Manage internal and external correspondence, as needed.
• Assist with the tracking and monitoring of property tax refunds throughout the portfolio.
• Actively participate in our culture of inclusivity.
• Must have access to reliable transportation to travel during the business day to Eden properties, training sites and retail stores.
SUPERVISORY RESPONSIBILITIES This position has no supervisory responsibilities.
EDUCATION and/or EXPERIENCE Bachelor’s Degree or equivalent plus demonstrated knowledge and experience in Asset Management is preferred, but not required.
PREFERRED SKILLS and/or ABILITIES • Strong analytical, oral, and written communication skills.
• Strong organizational skills and attention to detail, skills in project coordination and managing processes.
• Proven ability to conduct research, coordinate multiple projects, solve problems, prepare/update supporting documentation and maintain records.
• Effective interpersonal skills and ability to represent the company to government, financial institutions, and other outside agency representatives.
• Demonstrated ability to work independently and as part of a team, to exercise tact and diplomacy and maintain confidentiality.
• Ability to work under pressure and successfully meet deadlines.
• Computer literate.
Proficient in Word and Excel.
Experience with property management software (preferably YARDI).
• Ability to handle shifting and multiple priorities in a fast paced, growth environment.
LANGUAGE, MATH & REASONING SKILLS Ability to read and comprehend written instructions, short correspondence, and memos.
Ability to write simple correspondence.
Ability to effectively present information in one-on-one situations to customers, clients, and other employees of the organization.
Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's.
Ability to perform these operations using units of American money and weight measurement, volume, and distance.
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
